PermitPencil

1. About PermitPencil

PermitPencil is a subscription-based drafting platform operated by D-RAFT Permit Solutions, LLC (“we,” “us,” or “our”). PermitPencil provides professional drafting support services for permit and site plan preparation based on information supplied by clients.

PermitPencil is the successor platform to Draft Permit Solutions, which is being phased out. All new work is conducted under the PermitPencil brand and systems.

2. Scope of Services

PermitPencil provides drafting and drawing services only. Services may include, but are not limited to:

  • Site plan drawings

  • Permit-related drafting support

  • Revisions based on client input

PermitPencil does not provide licensed architectural or engineering services and does not stamp, seal, certify, or submit drawings unless explicitly stated otherwise in writing.

Final responsibility for code compliance, professional review, stamping, and submission rests with the client and/or their licensed professionals, as required by local jurisdiction.

3. Client Responsibilities

By using PermitPencil, you agree that:

  • You will provide accurate, complete, and lawful project information

  • You are responsible for verifying applicable local zoning and permit requirements

  • You will review all deliverables before use or submission

  • You will ensure drawings are reviewed and stamped by a licensed professional where required

PermitPencil is not responsible for delays, rejections, or compliance issues resulting from incomplete, inaccurate, or outdated information provided by the client.

4. Subscription, Credits & Pricing

4.1 Credit-Based Model

PermitPencil operates on a credit-based subscription model. Subscription purchases add credits to your account, which are used to pay for drafting services.

Credits represent pre-paid drafting value and are not currency.

4.2 Use of Credits

Credits are deducted once a project is accepted by us.

Credit deductions vary based on project scope. Credits cannot be transferred between accounts.

4.3 Pricing Structure

PermitPencil pricing reflects subscription-based usage and may result in lower effective costs compared to retail, per-order services. Retail pricing is offered separately through Budget Site Plans.

5. Onboarding & Promotional Credits

PermitPencil may offer onboarding or promotional credits (such as a $200 onboarding credit).

  • Promotional credits have no cash value

  • Promotional credits are non-refundable and non-transferable

  • PermitPencil reserves the right to modify or withdraw promotional offers

6. Payments & Billing

  • Subscription purchases are billed upfront

  • Payments are processed through secure third-party payment providers

  • PermitPencil does not store payment card information

Clients are responsible for any applicable taxes.

7. Refunds & Cancellations

7.1 Subscriptions

Subscription purchases are non-refundable once credits have been added to the account.

7.2 Project Cancellations

  • If work has not started, no credits are deducted

  • If work has started or has been delivered, applicable credits will be deducted

7.3 No Cash Refunds

Credits, whether purchased or promotional, cannot be redeemed for cash.

8. Turnaround Times

Turnaround times are estimates only and depend on project scope, jurisdictional requirements, and client responsiveness.

While many standard site plans are delivered within approximately 24 hours, PermitPencil does not guarantee delivery timelines unless expressly agreed in writing.

9. Revisions

Reasonable revisions within the original scope are included, subject to available credits.

Revisions required due to:

  • Scope changes

  • Incorrect or incomplete initial information

  • New jurisdictional requirements

may require additional credits.

10. Intellectual Property

Upon acceptance of the project and applicable credit deduction, clients receive a non-exclusive, non-transferable license to use the delivered drawings solely for their intended project.

PermitPencil retains ownership of all internal templates, workflows, systems, and methodologies.

11. Relationship to Budget Site Plans

PermitPencil and Budget Site Plans are operated by D-RAFT Permit Solutions, LLC under separate pricing models:

  • PermitPencil — subscription-based, credit model

  • Budget Site Plans — per-order, retail pricing

Clients may choose either service at their discretion.

12. Limitation of Liability

To the maximum extent permitted by law:

  • PermitPencil shall not be liable for indirect, incidental, or consequential damages

  • Total liability is limited to the amount paid by the client during the preceding billing period

PermitPencil is not responsible for permit rejections, construction outcomes, or regulatory decisions.

13. Termination of Access

PermitPencil reserves the right to suspend or terminate access for:

  • Misuse of services

  • Fraudulent or abusive behavior

  • Violation of these Terms

14. Changes to Terms

PermitPencil may update these Terms from time to time. Continued use of the platform constitutes acceptance of the updated Terms.
